Laundry rooms are an amenity that buyers are looking for right now. Here are some laundry room design elements that you might just be able to afford:

Dedicated laundry room space:

If your machines are sharing space with a lavatory (very common with a first floor laundry room) and are not behind folding doors, this may be a project worth considering. Building a dedicated laundry room space is a standard DIY type of project and if you're not handy, it wouldn't be terribly expensive to hire a contractor to do the job. The cost of labor will be more than offset by the bottom-line value that "dedicated" laundry room says. Of course, if your laundry room is in its own space, you truly have plenty of options when it comes to creating a perfect laundry room that will sell. 

Quality lighting:

A bright, well-lit laundry room means that you can inspect and treat clothing for specific stains, or assess repair needs. Plus, a great side benefit of a well-lit laundry room is that we are more likely to keep the area itself clean and in good repair. Organization:

Great organization is also a must-have for any laundry room. It's vital to have ample shelving for storing cleaning products and other laundry related items. If your laundry room is a modest closet, then you are likely to only have a couple of shelves above the machines. If so, keep the clutter to a minimum by only storing laundry-related items there. A great alternative to open shelving is to install laundry room cabinets - always a big seller. Flat surface space:

One of the best investments in a laundry room is the addition of a flat surface for folding laundry. If room allows, a wall mounted counter at counter height (36") will be both functional now and a great selling point later on. Store your sorting baskets under the counter for efficient use of laundry room space.  

 

Make it easy:

There is no doubt that doing the laundry is a chore. So anything one can do to make it easier, the better. Potential buyers will pick up on this as well! Ironing is a big part of doing the laundry and so an easily accessible ironing board is key for any laundry room. We love a built-in ironing board for just this reason: It's easy to use, and easy to store away. A built-in ironing board is a project that you can do yourself.  

Make it pretty:

A laundry room is a workspace and the most important thing is that it be functional. But there is no reason why it can't be attractive as well. A fresh coat of paint and clean, well maintained shelves or cabinets and a little art (either a kids painting or a fun framed print) are all sure to perk up what is generally a mundane little space.

These days, homebuyers are notoriously picky - they want it all and they want it to cost less. And really, isn't that what we all want? So, when you go to sell your home, having an efficient, well-organized and attractive laundry room that didn't break the bank to build will pay dividends at closing.
