Work Description: repair of stair tower, stairs and balconies
Comments: Mcvan is the type of contractor that people warn you about. They cut corners and do the least amount if work possible to get the job done. In our case, our condominium was poorly constructed and had needed several repairs over my 21 years there. The early board members were concerned that we make repairs with reputable companies, so that the repairs weren't just bandaids. We wanted to replace poor workmanship with good, solid repairs. With the HOA board being run by young, inexperienced and obtuse owners, that goal drastically changed. Our past boards spent 10s of thousands of dollars on engineering reports that definitely told us not to repair the severely damaged stair tower, but to demolish and rebuild. The tower was built without rebar and thus needed to be demolished and rebuilt. The cost was high but necessary in order to properly fix the stair structure. Sean came along and convinced a naive and clueless board member, that he could repair the structure. Sean did his repairs by replacing bricks where the huge cracks were growing by the day. The rebar was inserted only in the areas where the cracks occured. Experts advised us to not take this route but the board wanted the cheapest, quickest fix. Within weeks of the repairs, water was already pouring into the structure. My guess is this structure will need to be replaced within 5 years, but neither Sean or the board members will be anywhere to be found when that happens. This is not a company I would ever recommend.

Work Description: CMU Repair, Concrete & Metal Balconies
Comments: Sean saved us! He has successfully tackled an extremely complex and difficult job our HOA had encountered. We had a few bad cracks in a CMU stair tower due to the original developer failing to use rebar and we had extremely corroded metal & concrete balconies which were failing. Most other contractors wanted to rip down the entire tower, demo all balconies and completely rearchitect the building. This would have been way more involved, costly and time consuming which could have forced the HOA to deconvert and sell the entire building. Sean and his team came out, inspected the property and realized that would have been overkill and that the other guys were probably just trying to rip us off. He said he could salvage all of the metal framing, I-beams, and 90% of the CMU stair tower. His plan for the stair tower was to remove a few CMU blocks and install rebar, pour grout and reinforce the entire tower. For the balconies, he believed he could demo all of the concrete and metal pans and just install new ones over the existing I-Beams. He would clean up, prime and paint all the metal and reinforce as needed. Everyone in the HOA was skeptical, but after he answered everyone’s questions with a clear vision, we took a chance and are so thrilled to have done so. Sean and his team worked diligently and professionally throughout the entire restoration project. He managed to get the permits, used some very clever repair techniques on CMU, and has done an impeccable job on all of the concrete and metal work...all within a few months (in the fall and winter). Things came up here and there that were originally out of scope, but Sean was able to use his network to get the job done. The restoration project is outstanding and I would highly recommend you work with Sean in all of your CMU, concrete and metal work! We plan to work with him on future projects! Thanks Sean!Chicago IL

Work Description: I contracted with McVan Development to install a replacement sidewalk behind my Towhhouse
Part of the Work involved removing a Central Air Conditioning Unit and once the Sidewalk work was completed to return the Central Air Conditioner to it's original location
I am disappointed that the Central Air Conditioner was not returned to it's original location
I have spoken to Sean McGuire multiple times about this and he gave me his word that the Central Air Conditioner be returned to it's original location and reattached to my Townhome
But this was never done
I ended up moving the Central Air Conditioner Unit back to it's location and reattaching it to my Townhome
