Work Description: Drainage Problems

Comments: I had a serious problem with water pooling around my foundation to the point of black mold on the grass. I would sink when I walked on it. I felt that I needed a French drain, but no, Mike said I needed a drainage and gutter system because the earth was not leeching ground water. Water was coming from above. Sprinkler and rain water were draining towards the foundation. He was right.
Since the gutters and drainage system were installed, I have
ZERO problems.

Comments: I wasn't sure if I should buy a new home or add a room. My concern was that I didn't want it to look like an Add-on, but when Mike invited me to go and see some of his additions on the web and in person, I was impressed with the way his customers expressed how happy they were. Work Description: 4 plex Apartment Siding Repair

Comments: I had a serious problem renting out units because of the building's condition. The siding was falling apart.

Boss Dog Mike was referred to me by an investor whose Apartments he renovated. I had 4 bids that were lower, but had to go with my gut feeling, and glad I did.

He showed up with 6 carpenters that just went to town. They uncovered a can of worms. It's unbelievable how rotten it was behind the rotted siding.

Mike was an excellent investment because all the cancer was gone. Now everyone that inquiries wants to move in. I no longer have problems renting the units. Don't fall for bids that seem to good to be true. You always get what you pay for.

Comments: Our home had a BIG problem with water pooling around the entire home and would almost go into areas of the house. Mike quickly identified the problem and fixed it.

They installed an extensive drainage system that channels water away from the home and out to the street. They removed several truck loads of earth to redirect heavy rain waters. It worked.

They planted new grass and we love it.
No more drainage problems. Awesome!

Work Description: Historical Restoration

Comments: My 6000 sq. ft. home is 105 years old and inherited it from my Grandmother. It needed total restoration. They gutted it and found all kinds of nests from critters living in the walls. No wonder it smelled so terrible.

The shiplap inside had no insulation behind it. Mike said that's what was used in those days, since wood has insulating properties.

Everything is new from leveling the home, insulation, Vapor Barrier under the home and around the structure. New windows, doors, flooring, bathrooms, electrical, plumbing, HVAC...EVERYTHING!

Too much to write, but I love my Olmos Park Historical Home ready for another 100 years of comfort.

Work Description: Mold Infested Home Flip

Comments: I am a Home Flipper and bought a house at action sight unseen. Being an out of state Investor, I did not go to San Antonio until a few weeks later. A local Investor that used Mike before, asked me to call him. I’m glad I did. He went to inspect the property and could not believe what he saw, and I couldn’t believe what I heard. So, I immediately flew to see it.

The home was 100% consumed by Black Mold. Mike brought Hazmat Suits and Respirators to do the walk-through of this condemned house. I bought it for $25,000.00 at auction and paid Mike $115,000.00 to gut it and start over. He did a fabulous job from beginning to end. My friend oversaw the project and just stayed out of their way. It’s amazing how fast things get done when you stay out of their way. A four-month project took only 2 and a half months.

All inspections passed with flying colors, and I flipped the home for $328,000. I made a handsome profit and now buy homes in the San Antonio area sight unseen; worry-free. Boss Dog Renovations is the only company that I will ever hire…period!

Work Description: Popcorn Ceiling Removal

Comments: I was soooo tired of seeing that old ugly popcorn ceiling. I wanted to buy a new home, but with today's costs, I decided to get rid of it instead. It had old water stains, loose tape and peeling paint. The corners separated from the sheetrock and was sagging. there were holes where old lights had been moved.

I had so many calls that I got 11 estimates and could not believe the WIDE RANGE of costs. I chose Mike because he invited me to go on some of his active projects that they were removing the popcorn ceiling. Messy work, but they had everything covered. Floors too.

They were very patient with me, and I was very impressed with how hard they worked. I decided to have them scrap off the outdated "Sand" finish on my walls too. I told him that I didn't want any texture too, so he gave me what he called a Level 5 finish, LA Style.

Work Description: Total Reconstruction

Comments: I inherited my Great Grandfathers home and was notified by the City that it needed to be brought up to living conditions. I contacted several Contractors, but Mike was the only one that had the right answers. I am a Structural Engineer, and it was very refreshing to talk with a Contractor that knew what he was doing. Although his price was higher than most, I went on four of his ongoing projects and was very impressed by how happy his customers were. They liked that he showed up with 4-6 workers every day from early morning until dark. Extremely hard workers.

The Pier & Beam posts were rotted, and the house was leaning at a 35% angle. The Roof Rafters were collapsing and the Sheathing completely damaged. The Drywall, Insulation, Electrical, Plumbing, HVAC, Flooring; everything was damaged. Once the old Sheetrock was removed, we discovered extensive Termite damage, so the project turned out being a total reconstruction. I thought of just tearing down the home but was sentimental to my grandfather’s wishes to fix it.

Mike pulled Permits and passed all inspections. I allowed 6 months for completion, and they completed the work in a little over 2 months. I paid him close to 90K and never had an issue with him or his workers. Our Engineering firm now recommends Boss Dog Renovations as a Reconstruction Company to our Commercial and Residential customers. Can’t say enough on how hard they work.

Work Description: regrading of lawn, install drainage, repair and repaint section of stucco.

Comments: Contracted with Boss Dog on October 29, 2021. Work has not been completed as of March 4, 2022 and have not heard from company in six weeks. Company representative, Mike, was initially reluctant to provide a written contract which should have made me suspicious. I insisted and he did put the agreement in writing. The contract provided for three payments, an up front payment and the next 2 were to be paid out as a percentage of work was completed. Since signing the contract we found work was not to be performed on any sort of schedule and were repeatedly told work would take place on a certain date and no workers would show up and then show up to work on another date. Since starting the project I was never sure when or if the crew would show up or what they would be working on on a particular day. After a few weeks Mike asked for the second payment. I pointed out that he had not completed the required amount of work to earn it and I would pay when I saw appropriate progress on the job. The next day his crew showed up and completed a significant amount of work. I paid the second installment though I was still not satisfied with the progress of the work or the very irregular schedule. After some regrading and installing drainage there was no further progress for some time. Mike was contacted and was asked when the work would be finished. He responded the work was finished. We informed it it was not. He said he would come out and inspect the work but never showed. He quit responding to text messages and apparently changed his phone to be answered by an answering service. Being unable to contact him by phone I sent a certified letter, return receipt requested, to the address issues on our contract. It was returned by the post office with a note that the address did not exist. I then checked the business webpage and noticed that there was no business address. While his crew did a fairly good job on the work performed and have no complaint about the quality of the concrete walk they installed, they also broke our water main (they did fix it) and broke a couple of our water sprinkler heads (they did repair them). They did not pressure wash the wall as called for in the contract, changed the landscape plan, apparently to avoid having to regrade a section of lawn and move the sprinkler system as called for in the contract. No work has been done on the painting or stucco and concrete work on the drain was not completed properly.

Comments: Boss Dog Renovations really came through for me and my family. I had a bad drainage and grading problem in my backyard which left our backyard unusable after it rained. We originally hired Patriot Landscape Concepts first. See my 1 star Yelp review! They took over a month to install drainage that was not up to code and left my backyard a wreck for 2 months before saying they were dissolving the company. Needless to say I was very careful on who was going to work on my backyard. Mike Ayala was awesome. He made me feel comfortable and listened to my concerns. He reevaluated my backyard and gave me his professional recommendations. It was better than I was thinking and better than the previous company. We decided to install a stamped concrete patio with an underground drainage system to pull the water to the front and away from the house. He promised it could be done by Christmas and it was done within 10 days and that included a weekend! My drainage problem is no more and I have an amazing patio to entertain for Christmas! Everything was done up to code. The crew was amazing, as well. They were very professional and Sergio kept me updated on what was happening next and cleaned up any mess they made. I wish I found them sooner. They were reasonably priced for the amount of work they did. Me and my wife couldn’t be happier. We highly recommend this company and would use them again.

Comments: We started our contract in February and we are now in August and our deck looks worse than it first did. There are more cracks in it, the stain is coming off, and the paint is on our concrete patio and side of house. We have been calling since April to see when they will be back out to fix it and nobody responds. I am embarrassed to show people my porch! They also left some of there stuff here and it looks trashy now. We just want a call back and our back fixed.

Work Description: US Postal Service Union Hall Repairs

Comments: We were holding an Annual Meeting at our Union Hall downtown in less than two weeks, and remembered that everyone always complained of it being too hot and hard to concentrate. Attendance went waaaay down. All we had was 2 AC wall units that couldn't cool a large Union Hall with 100 plus people.

I recieved several bids and although Boss Dog was the highest, I felt that Mike had the best solution that seemed the most logical. He kept it simple and completed the job with 3 days to spare.

Mike suggested that we replace the two AC Units with more efficient and updated commercial ones, and cut through the adjacent brick wall to install 2 additional units. His Electrician rewired the Breaker Panel to handle the load and Walla, it worked! Everyone was cool and comfortable. For the first time in years, nobody complained.

Mike's advice worked and I'm glad we hired Boss Dog. No BS, just a straight up great guy. We appreciate your hard work. Thank you.

Work Description: Gutters, Concrete Walkways & Drainage Problems

Comments: The side of my home was a real mud puddle and I would sink in the grass. The Builder put the homes less than 12 feet apart and both of our overhangs would pour rain water between the properties. I didn't know what to do, so I called Boss Dog.

Mike came out and immediately identified the problem. He suggested a dry creek graded to redirect the rainwater away from both foundations. The neighbor and I both installed gutters and split the cost on the drainage system. They dug a creek-bed, covered it with a weed barrier and laid Texas River Rock for the water to channel away.

I also had them pour a 35 foot walkway from the front driveway along the muddy area to the back of the home, including pads for my trash cans. What I love the most is no more walking on soggy grass, problem solved. I love the way water flows down the creek-bed in stormy weather. Thank you Mike.

Work Description: Sick Home, Termites, Rotted Wood, Rats

Comments: Two of my bathrooms smelled very musty and my home was starting to smell too. My children, Husband and myself had constant allergies that we couldn't figure out. When we would leave home, our itchy eyes and runny noses went away. That's when we figured it had to be my SICK HOME!

No matter how much I cleaned, nothing helped. With a very limited budget, I decided to get estimates from Contractors who kept telling me that it was just and old house smell and a good paint job would cover the smell. So, I did and the smell came back after a few weeks.

Mike from Boss Dog told me the problem was behind the walls, and with a moisture meter, he identified high levels around bathrooms. When he opened the walls...OMG! Live termites, rotted wood, rat feces, and a terrible smell. I almost spilled my guts and started crying.

Well, I must say that without writing a book on how hard Mike, Sergio, Raul, Mikey, Jason, and Sal worked reconstructing the bathrooms, Orkin eradicated the Rats and Termites and Boss Dog disinfected everything.

The smell is gone and we love our new bathrooms. Our allergies are gone and we contracted Mike to complete other small projects badly needed. Thank you guys for bringing our home back to normal.

Work Description: Antique Furniture Repair

Comments: Had several pieces of antique chairs that needed to restored and repaired. Knew that Mike Alaya had done restoration of one of the Missions and I ask him to repair the spindle on my canopy bed posted. He did a fabulous job repairing the break on the bedpost. He also repaired a very old antique French chairs that the arms where loose and one was broken. Master craftsman with both of the repairs. Will give him a 5* review for quality of work, attention to details and fabulous craftsman work..I highly recommend this company and the man and his crew are very professional and will work long hours to the give the quality of work that you deserve.

Comments: What can I say that hasn't been posted. The outside was deteriorating fast and the rains were letting water in through the windows. Nobody would get back to me and Mike came out right away. He told me what I didn't want to hear, but I knew he was right.

Comments: I hired Boss Dog Mike to completely transform my homes' old 70's look to a more updated feel. My home was sooo fragmented. I mean walls everywhere! It's not a super big home, so I felt claustrophobic and so depressed . So, I thought I'd get some quotes to change it.

I wasn't expecting to get a so many calls. I got advice from 7 contractors. Mike had some great ideas and really listened to what I wanted done. I was on a tight budget and Mike was the highest bidder. I was just impressed with his knowledge and willingness to make changes without spending big bucks on materials.

Well after opening walls, renovating both bathrooms and kitchen, new flooring, removing the popcorn ceiling, renewing the deck, scrapping the sand texture, windows, doors, just everything! Worth the price.

I'm soooo glad. My home is totally different and just love it...

Work Description: Deck Reconstruction & Hot Tub Platform

Comments: I bought an older home that had a dilapidated deck and wanted to knock it down and build a new one. Several Contractors quoted astronomical prices and was very disappointed. Mike from Boss Dog looked at it and said the posts were in great shape and most of the boards too. He added new posts to support my new hot tub and replaced the crooked and rotted boards.

The deck looks brand new now for almost half the price. I can't believe how it came out, never imagined it could be done.

Work Description: Bathroom Reconstruction

Comments: I fired a Contractor who ripped me off for over $10,000, and hired Mike the Boss Dog. A friend of mine told me about him and not to hire anyone else, no matter what the cost. Mike said I had to start over. OK.

Mike had 5 guys alongside him and they worked 10-12 hours days, sometimes 8, crazy. They redid all the electrical, plumbing, HVAC, everything. The other company had spent 6 weeks on the bathroom alone. A nightmare story I'll spare you from, but I'm just glad my buddy told me about Mike and Boss Dog.

Anyway, they finished everything in 3 weeks!!! Including inspections!
Now, I mean they gutted my entire mobile home, and went to town while I stayed at my brothers place. Look, just stay out of their way and let them work. Seeing them work is crazy. Great crew. Must hire.

Work Description: Water Damage Drywall Repair

Comments: Mike came out the same day and priced me on the spot. 3 other contractors called and never showed up. My roof sprung a leak and damaged my ceiling really bad. I told him I had other work if I liked it.

Unbelievable work! They showed up at 8:00 AM the next day and did their thing covering up all furniture, walls, floors, everything. The second day they sanded and muddied the walls with a special mix, then spread it so smoothly and calmly. The third day, they matched the texture perfectly. Crazy how's it's done.

Anyway, after priming and painting, I hired them to replace all my rotten Fascia boards and mortar the loose house bricks. They did it in two days...unbelievable. Must hire to enjoy a job done right.

Work Description: Termite Damage Reconstruction

Comments: I bought a home to flip and discovered that termites had destroyed all of the studs in the kitchen, baths, laundry, and areas near water. I decided to remove all the drywall down to the bare studs.

Mike told me he was sure there were live termites, and sure enough, there were thousands. I had 4 Bids and BossDog was the second highest, but they were the only ones to follow up and invite me to ongoing projects to look at.

They are for real and don't mess around. My biggest problem was getting them to go home by 8PM. They arrived between 7:30-8:00 am. I could not believe how clean and orderly they worked. I highly recommend them and when it was all completed, I threw a BBQ for all the workers and their families. They're worth every penny.
