During this early stage of your Marietta home remodeling process, we encourage you to make a list of specific items you would like to see changed or added to your home, listing them in order of importance. Often, we can find a way to address them all within your budget, but if not, it's always helpful to know which ones are most and least important, so we can make informed suggestions.
For your home remodeling projects that involve a fair amount of structural change, we can't stress enough, how important it is to work through these budget & priority issues prior to starting the design work. If your remodeling project will be permitted, which most are unless very small and no structure is effected, you'll be needing before and after remodeling drawings for most municipalities (counties or cities). As part of handling your home remodeling project, we are glad to not only get involved in budget discussions early, but also to take care of your design needs through our architect.

Work Description: Constructed Custom Home

Comments: Gary was the general contractor on building my custom home, and the experience was abysmal. His first responsibility was to construct the home as designed. He insufficiently managed the install of a flat roof, on which the metal coping on the roof’s parapet was improperly installed, without any water proof membrane or protective cap under the top cap for 85 percent of the roof area. As a result, it literally and actually rained in between the metal coping on the roof down in to the walls of the home in at least 5 areas, including rain pouring through the ceiling in my kitchen/open living room Further, he failed to construct drip edges on key areas around the rood, causes brick to be saturated. The new contractor that I hired, constructed drip edges, and I never had the issue again. See pictures of saturated brick
Further, he failed to sufficiently stop these leaks, and his supposed ‘fixes’ further damaged the metal coping/cap. In the end, I had to uninstall all the metal, then install waterproof protective membrane, install an under-cap, and replace with top-cap with new metal. After going back and forth with his unaccountable actions, I finally attempted to file a liability claim on his insurance, only to discover that the insurance coverage was inadequate. His policy failed to include coverage for the: Roof, Foundation, Framing, HVAC, Plumbing, etc. Keep in mind that he was building this home, and if something went wrong, it would’ve have been on me. You need to check him and don’t just ask questions…you need proof. Do not allow him to fast talk you. I would never recommend his work to others.
Rain in the home from the Metal Coping on the Parapet Wall:
- He failed to install any protective membrane under the metal coping for 85 pct of the home. He claimed that the reason that he did not install a protective membrane under the metal cap was because the brick needed to breath, and for proper airflow. Mind you….he covered it with metal. Every one of the 4 roofing professionals that I secured to identify the root causes, and the home inspection professional that I hired, all stated the opposite of Gary, and communicated that the GC should have installed waterproofing.
- The picture that you see with paper on the back of metal coping…..Gary installed these metal patches on top of the metal with paper on the back of the metal. When the patches were removed, the paper was soaked, again demonstrating that his purported fixes were in fact the exact opposite. Hire him at your own risk.

- He placed screws into the metal coping, further damaging the metal’s integrity.


- He failed to install a drip edge around a significant portion of the metal cap which had the impact of water cascading down the brick wall and saturating the brick. See pictures.

- He installed metal patches over the screw holes that were made from his removing the screws. The metal patches were applied to the roof with literal paper stuck to the bottom of the metal. When a new contractor removed the original metal, there was water under the patches. See illustration in the pictures.
Failed to Install Main Stairs near the front entry door: Gary left the home without installing the main level stairs. You know….the ones you see as you enter the home near the front door? Complete failure to install .See the pictures attached. I completed the install of the stairs almost 2 months after move in. What a horrible experience from a GC who asserts on his bio page, that he performs quality work.
Failed to sufficiently manage the install of metal siding on the front of the home resulting in damaged metal by the subcontractors: It was communicated to Gary on more than one occasion that the subcontractors that he was paid to manage were damaging the metal, however he failed to appropriately manage their work, and the subs scratched the metal, and dented the metal….See the pictures.
There were multiple other issues, but the above are just a few. It was almost a year full of stress, and having to check everything that he did. Even then, it was not enough. I was left with his undone tasks. Moreover, he left the site dirty beyond comprehension.
