Overall

Work Description: Master Bath Repair due to pipe burst during freeze.

Comments: These are the items of concern that were found to be negligent and being challenged after repair by ProCoat/Ivan Cazares :
1. 1.5 inch gaps on both sides of shower door due to improper tile installation, allowing water to spill out onto the floor. ProCoat was unable to replace the shower door and left it unattended (see completed tile alignment; opening at bottom of shower door (see original tile alignment; opening at bottom of shower door).
2. Negligent, substandard, grout placement allowing potential mold accumulation. The original grout has already begun to crack in less than one month. (See grout, grout 2 pic).
3. Tile placement on an exterior/outside wall without insulation to pipes or wall cavity. This was noticed when the old tile was removed by the newly hired tech. This is a major concern as this was the area of the involved pipe that froze and the original cause for remediation (see opening to outside surrounding pipe; no insulation).

Chapter 26 General Plumbing Requirements
P2603.1 General
In the process of installing or repairing any part of a plumbing and drainage installation, the finished floors, walls, ceilings, tile work or any other part of the building or premises that must be changed or replaced shall be left in a safe structural condition in accordance with the requirements of the building portion of this code.
P2603.5 Freezing
In localities having a winter design temperature of 32°F (0°C) or lower as shown in Table R301.2(1) of this code, a water, soil or waste pipe shall not be installed outside of a building, in exterior walls, in attics or crawl spaces, or in any other place subjected to freezing temperature unless adequate provision is made to protect it from freezing by insulation or heat or both. Water service pipe shall be installed not less than 12 inches (305 mm) deep and not less than 6 inches (152 mm) below the frost line. P2607.2 Pipes Penetrating Exterior Walls
Where a pipe penetrates an exterior wall, a waterproof seal shall be made on the exterior of the wall by one of the following methods:
A waterproof sealant applied at the joint between the wall and the pipe.
A flashing of an approved elastomeric material.

4. Failure to protect site from debris causing accumulation of dust and grime extending outside of the worksite (see dirty finish out; Debris 2,3,4; trash)

Comments: When we first asked for a bid, Ivan the owner showed up on time. He greet my wife, and then myself. Truly showed gentleman values threw the whole process. Its truly important to me that my wife be treated with respect and he did so through the whole process. The bid came in on time and what looked like a fair price . They jumped on the project as soon as everything was signed. His crew came out and handled business. They never complained or cussed. Honestly his team was a well oiled machine... they did such a good job day 1. I decided to feed them every day they were out. I am beyond impressed with their treatment of my wife and the quality of work... ALL AROUND PROFESSIONAL AND HARD WORKING. Ivan might look young but he and his team are honest, dedicated and have plenty of experience...we like them so much we gave them a 2nd project and so far its goin well and a head of schedule... we found a contractor who cares about building value and relationship with his customers
