Details:
We had a small concrete project consisting of a 16 x 10 foot concrete pad with an 8" perimeter beam. The eventual goal is to build a pool house on the slab.
Bidding:
We contacted mulitple vendors receiving bids over the phone. We whittled the list down to 3 vendors who came to view the site. Of the 3 vendors:
1) One told us we didn't need the beam. His price was twice of the lowest vendor.
2) The second told us about an 8" perimeter beam over the phone which turned into a 4" beam when discussed in person. Spacing of rebar also changed. Rejected because what was presented over the phone did not agree with the on-site discussion. Left us with a feeling we couldn't trust him. His price was 1 1/2 higher than the lowest.
3) Mosaia from Langi Construction presented his bid over the phone. His bid and specs did not change when he visited the site. Mosaia is pretty reserved, listened to what our needs were and didn't try and sell us.
Observations:
We had concerns about Langi Construction as their bid was the lowest and my wife found a couple of negative reviews on the web indicating the price changed when Mosaia visited the site.
One of our requirements is good communication. Let us know when you're coming and if there is a change, just let us know. Langi Construction did just that. Day 1, they came out and did the prep. Told us they'd be out the next day to pour. That night, they contacted us letting us know they were concerned about rain the next day and would not be out. It did rain the next day and they were out the following day to pour. Just as they promised. They mentioned they would be out the next day to remove the forms, etc. And they dis as they promised.
The work:
During our initial discussion, I mentioned to Mosaia I was open to taking down part of our back fence allowing easier access for the concrete truck from our back alley rather than wheel barrowing 2 1/2 yards of concrete. He took down part of the fence and put it back afterwards. Looking at the fence, you'd never know it was removed and replaced.
Please note, I am not a concrete guy. I do, however, know how to work a tape measure. The dimensions of the 16 x 10 foot slab were well within specs. Looks to be about a 1/4 inch out. No honeycombing. The man that floated that slab out is absolutely brilliant. It rained several days later leaving one small pool of water on the slab. I measured the depth of the pool. It was maybe 2 mm deep...maybe. Wish he had floated out my house's slab. Absolutely brilliant work.

They understandably are very busy though, so it’s possible that they may ask you to push back a day or two on work dates. I would definitely say it was worth the wait though!

Comments: See comments below from Tim and David. The same thing happened to me, only luckily, before the job was scheduled to start. His priorities can be summed up in two words, "NOT YOU." It seems from the other reviews that IF he wants to do the work, or IF he is motivated to do YOUR job, then he can be an excellent workman. I trusted the bulk of his reviews here and discounted the two minor critical reviews. He initially bid very low on the project by pictures alone, and I encouraged him to come out to view the job to get a more accurate idea, which he did. Once he saw the job site, his bid went by $1,000. I was okay with that and chalked it up to his eagerness to do the work. He also stated he could 'start the next day.' So, he was offered the job. But this turned out to be a big 'IF' and not a little 'if.' And this could mean BIG trouble if you have a job and are counting on him. The next morning my job was to start and 45 minutes before he was to arrive, I received a text with a picture of a tree that was split in half. The picture was taken in full sunlight ... supposedly at 7:15 a.m. and sunrise is at 7:00 a.m. Weird. The excuse was similar to the one he used with David and involved his brother. When I replied that I needed someone committed to do the work, he reversed course and said he would head my way to start the job, but within minutes he texted back again with, 'Sorry, but I have to take care of this tree." We had made preparations for him to do the work that morning by clearing access to the job site, with family members altering their schedule to accommodate his start time. If I were you, I would NOT ignore this review, as this could just as easily be you on the receiving end excuses.Fort Worth TX

Comments: Failed to complete the job. Poured the concrete and took the tree down but failed to come back to tidy up the concrete, bury the sprinklers, and put the fence panels back. Advised us he’d be there the next day to do it, then delayed another day, and then delayed another day and promised he’d be there. He failed to show up and gave an excuse again. Comments: Langi stood me up 2 weekends in a row. Both times received a text from them around midnight on a Friday when the work was scheduled for Saturday morning. Once the excuse was a surprise visit from a bother, the next weekend was a surprise baby shower. I don't like these kind of surprises when I'm the customer that suffers from the contractor's personal issues. Have decided to find me a different contractor I can rely on.-
