Work Description: Addition

Comments: Google Scott Kenyon and JDK Home Services. This guy is a career criminal and should be in jail for all the people he's stolen from. He took most of our nest egg and never built nothing he was supposed to. Now we're out over 50000 and we don't know what to do. He took off with our money and screwed up our existing home and never came back to repair what he tore up. I can't believe WA has such low standards for its contractors.

Work Description: Garage and Room Addition

Comments: On May 2, 2022, my wife and I paid by wire transfer $83,625.00 to K&S Renovations LLC, a licensed general contractor. Per the mutually agreed upon and signed contract with K&S, they were to add a room addition and attached garage to our home, and they agreed to complete some improvements to the home - such as building a deck and moving a door and window. The sum of $83,625.00 was the first payment towards the contractually agreed upon total for this.

Despite our paying K&S a sizable down payment, nothing has been completed by them towards our project. Prior to K&S beginning work on our project, they made it clear that they understood the necessity to get approval by the City of Fircrest, WA (our city) in order to proceed with beginning any construction activities. Despite not having approval by Fircrest, K&S advised us they were approved and they began work at our home by tearing out a significant amount of our landscaping and fencing and digging a very large hole in our yard - approximately 800 square feet. On 08/04/22 the City of Fircrest subsequently cited K&S for these activities and there has been a Stop Work Order in place ever since. Nothing has been done by K&S to resolve this Stop Work Order, despite Fircrest outlining the specific requirements.

We have documentation of our many multiple attempts to resolve the many issues we've had with K&S. But instead of making any progress to move forward with our project or resolve our concerns, K&S has avoided us, and not responded to our phone calls, ignored our emails and texts and blatantly lied to us about who or what has prevented the lack of progress of our contracted agreement. We finally notified K&S on 11/22/2022 that we would no longer be using their service and we wanted an accounting of their costs on our project and a refund of the remainder of our payment to them. Since that time K&S has completely ghosted us and is no longer responding to our calls or emails. Based on my experiences Scott Kenyon and K&S Renovations LLC is extremely unethical and not a company I would recommend doing business with.
To reply to this review negatively would serve no purpose. My company has never lied to you or ghosted you. we have gone as far as possible with your project until final permits are approved. You literally asked for design changes 2 weeks ago. There is no reason your job shouldn't move forward. The monies paid out for engineering, excavation, foundation forms, design documents, septic as-built designs, septic reserve field designs would just be wasted. You have a good design and we should sit down with your city officials and see what the real problem is. Your choice of course. I have your invoice for services ready to go.

Work Description: Remodel, inside and out

Comments: This review is specifically for Scott Kenyon and his partner Neal Fortner. At the time, they were JDK Services, but now K & S Renovations. JDK was sold in 2019. Scott Kenyon & his crew did a full kitchen remodel, built a covered cedar deck with stadium staircase, and turned a 1,000 sq ft unfinished basement into a master bedroom suite with master bath, built a dog bath/grooming area (for our standard poodles) that can easily be turned into a second kitchen if we want, laundry room, and big walk-in storage closet.

We did the design ourselves with the help of architect friends. Scott helped us find the right materials, patiently making suggestions and giving us pointers. They answered all our questions, and man, did we ask a lot of questions! If we changed our minds, or the job required a new direction, Scott and Neal reassured us and helped us make good choices. When I wanted to upgrade materials, Scott did so without adding change orders or scaring me out of my wits about money. As a matter of fact, there was only one change order for the entire job, and I assure you, we made a lot more than one change. Scott worked within our budget and came in exactly, to the dollar on the nose, what was bid.

I mentioned their bid was well under the others. Well, it also included three big problems the other eight contractors said would be cost-prohibitive. 1). They moved the sewer line from a low-hanging, ugly intrusive pipe in the middle of the dog grooming/second kitchen, to hide it inside a wall. Then, using space to its fullest, Scott suggested built-in shelves under the pipe. Great idea: 2). They moved the gigantic furnace from the center of the basement to the storage closet, giving us even more room - plus not having a big ugly furnace in the middle of the living space. 3). Knocked down and removed a wall-in, unused two-story chimney that was just taking up space.
Like any remodel (especially on an old house like ours), there were a lot of unexpected things to be dealt with. Outdoor electric lines to be moved and trenches dug. Concrete broken up, concrete poured. A macerator to be put in just the right place and right way. Electricity, plumbing, permits, inspectors, materials. Egress window to be dug, rocks moved for landscaping, concrete cutting, rain gutters rerouted to ensure a dry basement. A whole lot of problem-solving went into making the basement waterproof and livable. The framing and drywalling were done to perfection. Now it's like it's always been a part of the house and you'd never even think of it as 'a basement.' It's a beautiful, comfortable, friendly living space. We love spending time there now.

Neal Fortner. Where to begin singing Neal's praises? This man is worth his weight in gold and then some. First, Neal is a master craftsman. Everything he worked on has an artist's touch as well as being solidly built. He is fast and thorough. He listens and asks what we want when there are optional ways to go - and then gives us something better than we had imagined. Neal designed and built clean, elegant detailing so the new basement flows with the more ornate older styling upstairs, while still letting the basement have the modern feel we wanted. Another great thing about Neal? He cleans up every day before he leaves!!! We had to live in the house during the remodel, which sucked, so having all-around good people like Neal, Scott and Scott's brother Mike here saved our sanity.

Expertise, quality, consistency, trustworthiness, honesty, fairness, professionalism, responsible. You're lucky if you get three out of four of these with a contractor. Scott Kenyon gave us all those things. They are truly a pleasure to work with, and I highly recommend them.
