Work Description: Addition (for new kitchen), turning / expanding existing carport to enclosed garage, cement for backyard.
Comments: It is with sadness that I have to write this review – honestly speaking, Jesus, the owner/manager of Masterbuild is actually a nice guy, however I have to separate out personal feelings from business – business is business, being “nice” does not constitute doing a good job or being professional.Most importantly, I wish there were more reviews on him before I hire him, so for the sake of other home owners, so they don’t have to suffer/go thru what I have gone thru, I am writing this:
I am a military person so I will write in main bullets format highlighting the key points, I also attachd some pictures to show you as well:
1. NOT professional – his crew and him littered/left trash (left over food, etc) all over my yard on a almost daily basis – despite my complaints (see pictures), also one of his guy (the roof person) even asked me for money on more than one occasion!
2. Time/Schedule – the original promised completion date on signed contact (which was proposed and drafted by Masterbuild) was 3/31/2017, the semi-finish date was 5/27/2017 (I use the word semi-finish because as I am writing this review, there are still demolished items, trash, and left over construction materials in my yard),
3. Cost/Money – The initial quote for the addition project is very good and cheaper than what other companies proposed, according to contract, there should be 3 payments (deposit, 2nd payment when permits are acquired and work has started, and final payment when completed) however – as the project gets delayed and Jesus (Masterbuild) asked on 3 occasions for more money upfront (I gave him money early twice because he was in distress and my project is not making progress, suing him at that point will be a mess, and since he acted sincerer, I wanted to have faith and move my project along), With even almost additional $7000 early, he still cannot deliver on time.
4. Poor and inconsistent quality of work (see pictures), due to his poor management of his crew, money and schedule, he didn’t not install the roof on (which in almost all the addition project, they put the roof on first especially when weather is still nice), but Jesus (probably due to his poor finance management) didn’t’ get roof after my multiple complaints and threaten to sue him (see all the water leak photos) EVEN AFTER HE SUPPOSELY installed the roof, the roof LEAKED 4 different times!!! (see more damage and water flooding photos attached). The poor work quality doesn’t just stop with roof, I have doors that don’t close right, uneven framing, uneven dry wall cutting (even the outlet holes are rigged), very very bad quality of work overall (see more pictures)
At one point I had to stopped them and told them the two windows they installed are not lining up, one is too low and tilted as well!
5. Honesty – this is my pep peeves, I expect people to do what they say they will do, but Jesus – I cannot and will never trust his words – on countless occasions thru out the process, everytime I asked him when – he always said now, or tomorrow.. and it never gets done the time he said he will do it. (even right now as I am writing this, he still has yet to come clean up the mess in my yard! The biggest impact with this is that according to agreed contacted, he will “get” all the windows, doors, etc… but when his window supplier didn’t’ come thru (that was his excuse) – he failed to tell me on time, so due to last min, I had to buy what was available at home depot (therefore didn’t’ get the type and style of windows I wanted), same with lots of other parts as well. Also he told me to cut a check for "extra county property tax fees" later i found out from Fairfax that money was for permit (then he tried to blame it on his architect), just like he blame the trash littering on this crew (even thou they are his men and he was with them), no accountability at all!
There are so many more other issues, but I don’t want to write them all, I think the above 5 things should be the deal breaker already!!
So in short, I am now hiring someone to clean up the mess and fix/redo the mistakes/imperfections/damages him and his crews did.. I used the word crew liberally, two of his crews came late to my house apologize that they have to look for their tools because Jesus (Materbuid) failed to pay them, so they no longer work for him, and after that I notice he brought in almost different guy to work each time, and work quality is HORRIBLE!! (THE ONLY THING unchanged was the fact they too left trash behind)
